Working the numbers for buying first house

@matfletch Being able to afford it isn't the risk necessarily....lost opportunity would be the risk (as in without owning a tenant-less property you could invest more in the market and get a higher average return).

@matfletch I don’t see a place being 120k purchase price and renting each unit for 1k plus. Something isn’t adding up

@matfletch Why raise the rent if you dont need to raise it?
