DON’T CONSIDER FILINVEST AS YOUR DEVELOPER

@rosario Mine is Six Senses in Metro Park (near MOA) but i wouldn't be surprised if even their BGC projects are the same. Ang dami sobrang issues, from structural (faulty exhaust system, ceiling heigh substandard) to turning over the building na naka industrial rate pa sa maynilad, to things like amenities are not yet completed (basketball courts don't have hoops :/ )

save yourself the headache. buy from rockwell.
 
@dove44 I have 4 co workers who bought Filinvest Subdivision lots in Pampanga. They are quite happy with it.

Pero yung condo ng Filinvest aminado sila na hindi daw maganda. Not as bad as smdc but still bad.
 
@dove44 Amaia Scapes Rizal has the same issue. Nireport na din sa DHSUD pero acknowledgement lang binigay na comment ni Amaia. We will pursue legal action kapag hindi pa sila nagturnover this year.
 
@dove44 all of them are like that. Once may nakuha ng pera, alaala ka na lang sa kanila. Ung nakuha nmana namin sa SMdickC, ganyn dn. Gave up on it, almost 200k lost. HIndi na daw nila maibabalik.Delayed ng almost 1 year mhgit, tpos wla nmn pla ocntruction na nagaganap kaya pala ayaw kami papauskin kpg ttgnan. Imagine dun pa lang pla sa mga nkpgdown na at nagcancel kumita na sila, tpos another down payment nanamn dun sa kukuha.
 
@dove44 May grace period ang turn over ng condo. Up to six months yan. Basahin nyo yung contract nyo. Pag lumampas na saka kayo pwede magreklamo. EVEN AFTER LUMAMPAS NA walang sense na magkaso ka sa hlurb or kung ano man tawag na dyan ngayon. Gagapangin lang yan ng developer, meaning mabibinbin lang kaso nyo to the point na bago magka resolution ay ma turn over na din sayo yung unit mo. Magaaksaya ka lang ng pera sa lawyer.

Di talaga sila magbibigay ng financials nila sa inyo. Walang batas ang magri require sa kanila nyan. Financials of a company are secret, may excemptions pero ordinary citizens ay hindi kasama.

As for officers ng isang project, sila talaga ang magpapaupo dyan sa simula. Someone has to facilitate the day to day operations. Pag madami na ang turned over units at lampas na kayo sa 50% ang present saka lang kayo makakaapag vote to elect your own officers. Pag madami sa mga may ari nasa ibang bansa mahihirapan talaga kayo magkaroon ng 'quorum' to vote your own officers in. Ang work around sa ganyan magpa SPA yung unit owners na wala dyan. Kung mabagal ang turn over natural mabagal kayo magkakaroon ng enough people to get that 'quorum'.

Di lang filinvest ang ganito, pag nasa high rise ka di ka talaga mauuna lalo na kung bandang taas ka. Ang turn over ay floor by floor. Kahit umiyak ka ng dugo di yan magbabago. The only reason na nakuha ko ung sakin bago sa iba ay dahil sa pinakita ko na nawawalan ako ng salary for every month na nakatunganga ako dyan. 8yrs halos bago namin napatalsik yung board ng megaworld sa condo namin saka lang kami nakapag elect ng officers namin.

As for your gripe sa parking, ganun talaga minsan. Basta ang bldg code ata dyan is minimum 10sqm per parking space. Kung napalaki nila yung mga linya nila at feeling nila mapapadami pa nila prerogative nila yun. Perfectly legal pa din. Ang condo has to provide atleast 30% slots sa dami ng units ng isang bdlg Pero i agree mahal ang dues nyo. Samin P90 per sqm ang bayad so P900 lang per month.

I hope naklaro ko ang ibang bagay at kung bakit ganun ang mga bagay bagay...
 
@dove44 DHSUD can only help you with negotiation/conciliation. The proper agency to file a complaint for purposes of judicial resolution is HSAC. It’s another agency which is only attached to DHSUD for policy purposes
 
@dove44 Is this somewhere in Havila? We actually have one there. Paying 5 months already for amortization and still waiting for the Occupancy Permit. During the 2 years of equity, we were able to visit a couple of times and saw the houses development, ours included. Even tho they said the construction will only start after the equity.

Last July, my wife asked when is the turnover since we’re already paying. Filinvest said it will be on October 2023. So that’s what we’re waiting for now.
 
@dove44 I'm getting worried, our property is also in Tanza Futura, we asked for OP since January 2024, they said it will be available end of March daw, e saktong Holy Week yun e, for sure pending na naman. We're thinking of asking the LGU what are the occupancy permit requirements para kunin na lang namin kay Filinvest tapos kami na lang maglakad personally, kasi as per citizens charter ng Tanza engineering, it does not take long to acquire the Occupancy Permit kaya nakakapagtaka bakit ang tagal nila magrelease ng said requirements,. kaya every single day fina-flood ko sila ng email kaso wala nga-nga, kahit tumawag ka sa customer service wla sila magagawa and wala man lang din empathy mga customer service nila, nawala na ung excitement namin, should have we known na sana hold muna ung loan take out hanggang walang turnover date, kaso too late na huhu
