@markotech tara patulfo po natin. magipon tayo ng iba pang may complains. sakin mahigit 1 and a half year na delay eh ambilis manghingi ng bayad kahit wala pang turnover ng property
 
@rua_believer Not sure po if ie entertain nila yan kasi priority nila ngayon e makahakot ng maraming views. Esp kabitan saka involve ang mga pulis lol. Pero sana nga po makaipon ng maraming complaints, sayang ung araw na sana kumikita na ung pinaghirapang bahay ng mga home owners
 
@dove44 As far as I know. Yung turnover date is just a promise that can be broken by the developer.

I am not sure if there are circulars that states how long can be a delay in the turnover to be classified as a violation of the contract.
 
@dove44 I am not sure if breaking the "turn over date promise" is a violation. I know some developer contracts specifically states that they are not penalized if they go past their "promised turn over date".

As long as the development/construction is ongoing they are not breaking anything.

But you can demand a full refund if they broke their "promised turn over date" as far as I understood it.
 
@dove44 totoo. 2015 ko nabili ung sakin. 2016-2019 sila nagbabayad ng RPT tapos siningil na nila ako so binayaran ko nung 2019. 4 yrs after, nitong thursday lang nakatanggap ako ng email sa kanila na pinapabayad ako ng RPT ulit dahil di pa daw bayad. Naginit ulo ko at nagemail back ako sa kanila, ung current pa nila na binigay sakin na bayaran is 2k less dun sa siningil nila sakin nung 2019 so bakit may discrepancy diba ? nagemail ako na nagoverpaid pala ata ako sa kanila. wala pa silang reply hanggang ngayon.

Panget pa nung building. ung building admin nakakabadtrip din Ang laki laki ng binabayaran ko na assoc dues, duda ko di na benta lahat ng units kaya ganun, kapatid ko nagstastay dun ngayon at sabe nya isang elevator lang daw gumagana, hindi well maintaned ung mga amenities, ang dumi ng corridors tapos ung parking nya 1 week na may cat poop di daw nililinis,inayaw nya admin tsaka pa nilinis. Never again sa filinvest. Gusto ko na ga ibenta eh pero mababa pa kasi ngayon, kahit makabreakeven lang sana ako.

May nakausap ako sa facebook na same ang experience.Plan ng association nila na ipaTulfo ang Filinvest kasi ang dami na ng complaints tapos ang tagal din ng progress ng DHSUD kaya walang usad sa mga case para makapag legal demand. Nakakawala ng pag-asa. Sayang ang hard earned money.
 
@dove44 Horrible property management. I am staying in a filinvest condo in Iloilo. Grabe lahat tinitipid. Management fees increasing by a lot every year walang power Ang homeowners..
 
@dove44 There are many other ways to resolve this through legal means or mediation. Please lang, let’s stop making tulfo as a recourse, we deserve better.
 
@emerhal2 grabe so kahita saan pala? ung condo ng friend ko sa san antonio na filinvest lang din ata ung matino. Sa Pasay yung sakin. ofw ako kayo di ko kilala mga homeowners at kung sino president pero nagtataka din ako bakit walang iba nagrereklamo na ang taas ng dues. nagreklamo nako before thru email lang tas nilatagan lang ako ng mga gastos kuno kung san napupunta.
 
@dove44 This is the reason why I chose RFO unit. Yes, mas mahal siya compared sa preselling, but sure ako na nandun na yung unit and anytime pwede ko na tirhan.
 
@anonymousguy From the looks of this Filinvest fiasco and if it gets more widespread, their property values will have no choice but to go down. Just looks like a scam buying pre-selling from them. For sure there are owners who just want to offload the property to remove their headache possibly even selling below pre-selling. So yeah RFO and pasalo will be better priced if the developer is bad.
 
@dove44 Bakit ung samin mabilis naman? Within 6 months of completion ng DP namin naturnover na ung unit? Baka depende lang talaga sa kung sino may hawak ng specific project within the company. I used to work in the Property Management Office ng Ayala, specifically assigned in Avida Subdivisions. Same ang reklamo ng ibang clients na ang tagal daw ng turnover. Almost 2 yrs or more than pa sa iba. Ung iba naman di nanonotify ng turnover, so magiging Technical Turnover ang tawag nila. Turned-over na din ang status nun pag ganun. Pero asking from the PMO circle, meron projects na ganun tlga. Depende kung sino ang may hawak ng project. Kung matino magtrabaho matuturnover kaagad. Kung hindi edi malas lang tlga.
 
@dove44 WORSE si FEDERAL LAND. ABSOLUTELY do not buy from them. worst developer masquerading as a "high end" developer but delivering really sub-par projects for the price you pay. very disappointing.
