Are Alveo Condos that are already built in BGC a good investment? e.g Verve, Maridien

Hi, i'm planning to purchase a place with 1BR in BGC a little as soon as more mobility is allowed in this ECQ. Any overall reviews with the aforementioned condos? Budget is below 20M.
 
@paraoxymoron I would say yes, if you can afford, then yeah BGC is a safe place to invest in real estate especially the Ayala Premier or Alveo condos. Those are the ones next to the park right?
 
@paraoxymoron Depends on what kind of investment you are going to do.

If for flipping I think you won’t get much value because BGC is already peaking its land value.

If for renting then yes it will be a good investment given that is BGC, there is a lot of demand and little supply for residential condos.
 
@paraoxymoron Rule of thumb: max rental fee = 1% of acquisition value.

If you are able to get a condo worth 10M, acceptable monthly rental fee is 100k max.

For capital appreciation, consider other developing townships like Parklinks or Arca South. BGC is good though for expat market so there will be fewer vacancy periods.
