Should I rent a house and save 2.5 million in 5-6 years and cash in a house, or should I just get a house loan early?

I have a viewing sa Phirst park kaso substandard daw houses not sure if I should settle sa mga ganon kasi ganon lang pasok budget ko

If yes, you can consider that in getting pag ibig house loan na outside metro, usually 10k-20k 20+ year terms naglalaro sa ganyan.

Pero pag within NCR, medyo pricey talaga.

Heck if you really want a house and lot na mura, sa PILILIA, near the windmills, you can easily get a small one with only around 10k monthly 15-20 years.

Again, depende lang sa location talaga.
 
@simplict WFH lang. No plans to marry. Naghahanap ako sa Cavite (I'm from here) kaso ang mamahal nga po. Di ko sure if kaya ko yung 14-17k for 5-20 years.

May mga less susyal na properties for 9.9k/30 years but still not sure
 
@rschlap Try sa Rizal, mga around Pililia Windmills area kung okay pa sayo dun. Nagsisimula narin kasi mag mahal jan sa Cavite area because of the CALAX and LRT6 plans.

Yes super mahal naaaa. Marami magaganda pero 3m+. May substandard pero pinagiisipan ko kung magiinvest ba talaga ako sa ganon
 
@rschlap Mag pililia ka nalang, sakto kapitbahay mo pa mga windmills hehe.. mura pa house and lot via pag ibig dun. Plus, mabilis naman mag develop ang east rizal, sakto full time wfh kapa.

Well.. its quite a relaxing place actually, ganda pa ng views, if maka kuha ka ng overlooking house and lot unit.
 
@rschlap you can try naman na 30 years para mababa monthly. then yearly kung may bonus or extra ka pay directly to the principal para mabawasan din magiging from 30 to 23 years nalang as example.
 
@obiviva Tbh kahit saan mo haha. Dami ko nakikita sa tanza, Naic, Dasma, Gen Tri. Naic and Tanza dami mura though substandard daw sabi ng iba.

Iniisip ko kung ipupush ko since 1st home ko sya
 
@rschlap Hi OP! I bought a preselling house for only 8,320 monthly before and nasa equity part parin ako but the value is nasa 11k monthly equity na. It’s located in Trece under Axeia developer.

I just turned 24 too but been paying the equity for more than 1 yr na. My thought process here is if di ko titirahan ang place once ma-turnover, ipaparent out ko sya atleast I have a property under my name already and may malilipatan ako if I need to. 1 factor also is the place I chose is developing na establishments so kaya tumaas nadin ang property value.

It depends on your priorities but if you really want to invest in a property, I guess go for lots only. Walang talo sa lots sa place na idedevelop palang since for sure mag appreciate yon. You can either build your dream home there or do land banking and sell it a higher price after a few yrs atleast kumita ka pa.

Lots seem like a great idea nga po based sa ibang comments. Worry ko lang if lot bibilhin ko, tataas din labor + materials in the future.
 
@rschlap Hello op, may house & lot na single attach sa Dasma Axeia developer. You can try to look it up po. Parang mura pa po siya. Also under pag ibig po siya. i think its a reputable developer kasi stringent ang pagibig sa criteria. I would have chosen this kung wala na akong option. You can add to principal po sa pag ibig, much better than bank financing for first time buyer. Im also a first time buyer. 😁
 
@rschlap Just because you can buy it doesn’t mean you can afford it.

If you plan to live in it, then do your numbers. Assess whether you can really sustain the monthly payments over x number of years. Prepare for contingencies (i.e. job loss, sickness, emergencies, etc.). Otherwise, you’ll end up pre-terminating the contract. Sayang lang payments mong ma-forfeit.

If you’re not gonna live there, invest your money elsewhere.

@rschlap If your immediate goal is to move out, I suggest mag-rent ka muna. Kasi if you buy a condo or house, hindi ka naman makaka-move in agad sa binili mo. If you rent, you can move out asap. Learn to live on your own muna. That's a big adjustment already.
