DON’T CONSIDER FILINVEST AS YOUR DEVELOPER

Hi. I just want to speak out with regard to all hassle and disappointing delay of turnover.

Don’t ever consider FILINVEST kahit well-known pa ang company nila.At first, from all the choices, we chose FILINVEST kasi big name sa industry to avoid hassle, fraud, etc.but guess what, sobrang disappointing ng service nila. 2021 pa kami nagstart ng equity and till now 2023 na then matatapos na ang taon- wala pa rin ang turnover even securing the Occupancy Permit wala pa rin. We are paying the amortization for 4 months now kasi 100% na ang construction yet hindi sila sumusunod sa timeline ng turnover. Puro extend.

Bulok ang service desk. Nagreresign ang mga sales agent. Hindi makausap ang sales director. Kahit constant ang follow up mo, hindi ka nila ipapriotize.

This is not good if you are starting to have your own house. This is not worth it. I filed a complaint /report under Region 4A DHSUD and still waiting for their response.
 
@dove44 Amen! Tsaka ang kupal. I think nagkaroon na ako ng mahabang converation dito about sa condo na filinvest ang developer.

Grabe mamera. Kaya pag may news na malaki income ng FLI, natatawa nalang ako kasi alam ko na kung saan galing ung pera na yan. Sa mga na.scam nila na buyers.
 
@resjudicata Agree. Sana noon ko pa nadiscover ang reddit para sa mga legit na review.This is warning sa prospect buyers talaga. Wag na wag kayong papayag for loan takeout habang wala pang occupancy permit and turnover. Mas wag na wag kayong papayag na magloan take out pag hindi pa 100% constructed ang bahay. Marami silang alibis and panakot na kesyo maraming fees and charges pag hindi pa nagloan take out.
 
@dove44 Nako! Kung di nga lang binraso, di kami makaka.occupy sa condo..

Jusko. Mga mukhang pera.. turned over na halos lahat ng unit pero ayaw nila bitawan ung condo kasi pineperahan pa. Pati ang board ng condo, inupuan na nila. Walang election2x.

Nag.scam pa. Ung parking lots, medyo malaki ang cuts, ngayon, nag.rereconstruct sila, liliitan ang cut, paparamihin ang parking. Tapos magbebenta ulit. Jusko.

Tama ka sa warning mo na yan. Kung may buyer lang talaga sa condo na to, bebenta ko na to.
 
@resjudicata Never na po magkakaelections I think. Sa amin Pro-excel (filinvest) daming palusot ayaw magelections. Busy daw... pandemic pa daw...

Pag dating Ng officers from Cebu, parang politiko... magbibigay ensaymada and instant coffee to appease us??
 
@emerhal2 If you know enough people in the community, petition for a special general meeting. Vote to have special elections and replace the board.

The admin are people too, they might just hear you out of you ask nicely.
 
@st831 Admin people are scared... naipit sa gitna. They need their jobs. Previous building manager Namin tinanggal after she asked too many questions about the crazy management fees.

We have tried to rally the unit owners here but it is too difficult. Most are scared to fight because their property values might plunge. Investment daw e... Hay nako... maybe copying DSHUD is the best way..
 
@emerhal2 Wait! Seryoso?? Ganyan din sa inyo?? Baka gawain na talaga to ng FLI sa lahat ng projects nila???

Sa amin kasi, pro excel din ang admin. Sila nag.mamanage para sa elections. Feeling namin, di nagpapadala ng notice ng maayos sa mga owners kaya walang quorum palagi.
 
@resjudicata Yes style po nila Yan di nagiinform Ng unit owners. Wala kaming quorum palagi. Laki Ng management fees a month nila 400k and increasing by a lot every year. We are powerless. They will not show the financials and expenses because we have no right daw??!!!
By the way, this is One Spatial Iloilo and we are under Pro-excel Cebu.
 
@emerhal2 The F! Same na same na scheme dito ah. The Linear Condo sa makati. 2019 o 2020 ko pa hinihingi yung financials, ung specifics talaga kung saan napupunta ang pera, ayaw magbigay.

Taas din ng Dues.. sa parking space palang, 1800 pesos na. Parking space ha?! Tsk2.

Baka theres a way mag.usap usap lahat ng may concern sa FLI noh?

Kasi nagpaparami sila ng projs. Tapos lagi balita posting ng income ng FLI ang taas. Ganyan pala.
 
@resjudicata I suggest send formal request for the financials. Make sure you are the unit owner or authorized representative otherwise admin won’t give it to you. Copy DSHUD in the request. Follow up after 30 days. File complaint sa DSHUD if no reply. This is your right as unit owner. Please lang tigilan na natin sa Tulfo, we deserve better.
 
@resjudicata Parang no hope po. Everything they do is legal since never nagka quorum Ang homeowners. Always understaffed Ang guards and cleaning staff because no money daw. Worst, never na ban Ang Isang former pro-excel maintenance staff na naglock pick ng Isang unit to open it. Also, No preventive maintenance sa elevator and very lousy pest control.. I plan to sell my unit soon..
 
@emerhal2 I would recommend banning a maintenance personnel who can pick locks ;) remember they have free access sa property unlike an outsider locksmith

According to Maceda Law
Buyers are protected however it seems not in the case of Filinvests and not sure for other companies
I’ve almost finished the DP but due to pandemics I’ve missed a couple of months
Emailed the SBP and service desk
Got back to me only after few months
Different responses given
First, from collection department says that I’m entitled to possible refund
Then given option to transfer the consolidated payments
Then says consolidated payments not able to cover all the damaged fees

Cruelty!!!
Almost 500K I’ve payed for DP
Until now nothing happened!

Not sure where to complaint now.

In addition DONT FALL to being a member of this Freedom Express because it’s a scam.

I’ve searched for complaints against Filinvests and one of these came up.
Please share email of DHUSD.

@dove44 Same ganto sa Panglao Oasis (ayan na namedrop ko na for ref) pagkatapos namin makapagloan ng TCP sa BPI saka magsasabi ng delay ng 2 yrs ung bldg. Which is 91% complete na daw. Puñemas yan sana may magpaTulfo sa mga hype na yan.
