Dear all, just wanted to share somethinh about what recently happened to us in the process of acquiring our 1st ever property.

Way back 2020, we started to pay 2 cuts of lot ( 170 sqm in total) for only 5400/month for 5 years. Around late 2022, the developer has informed us na irerefund na daw yung pera dahil di na matutulog yung project. Another developer bought the land from the owner kasi di na nagrenew itong original developer.
Cutting the long story short, until now wala pa rin yung refund and napaTulfo na rin itong previous developer.
Since attached kami don sa place, we decided to inquire about how much ang h&l package nong new developer. Sobrang mahal. 100sqm LA, the around 70sqm FA 2 storey nagrarange na around 5.3M for pre-selling.Twice the amount nong previous pre-selling price nila dito sa city proper.
With heavy heart, talagang we accepted the fact na hindi na kami doon kukuha.

Then recently lang, we heard a news na may available lots pa dito sa current subdivision we are living in. This is a different place/ different developer. We checked the area, and lot costs around 5.5k per sqm. Okay na rin yon no?

In-house lang meron sila e and ito yung computation. What do you think would be the best option provided? In terms of reasonable interest?

At this stage, we are planning to take the 15 years. May carloan pa ako right now which will be finished after 3 yrs so planning na pay for 12, 936 for 3yrs, then for the next 3 yrs, I'll request for restructure ng payment and the monthly would be around 25k. This is to cut the uncessesary interest din. Matatapos naming bayaran yung lote in 6 years, then if maka 20% na naman, pwede nang patayuan ng bahay e.

What do you think? Okay lang kaya yung strategy namin? Thank you so much!!!
 
@shawnmark Have you checked if maayos din papers ng bagong developer? Given the place have a lot of issues baka madouble lang gastos and sakit ng ulo niyo duon pa rin kayo kukuha.
 
@andrew923 Yun nga e. Yung bagong developer don sa lot na hinulugan namin before ay okay naman. Marami silang projects and subdivisions dito sa lugar namin. Yun nga lang, sobrang mahal. Huhu

Kaya we looked for another place at yun nga, meron pang available lots dito sa current subdivision namin. We personally know the owner and reviewed the documents so oks na. Still trying to figure out lang din which of the payment terms yung pinaka okay, or if may better approach to save us from interest, we will take into consideration. :)

@shawnmark Concern lang ako sa change of developer, may previous post kasi na hindi nahonor ung ownership ng mga homeowners sa isang subdivision. Dalawa kcng developer/owner ang nagclaclaim ng lupa. After ilang years nagbabayad mga buyers duon sa isang developer, nadecide ng court na duon pala sa isang owner talaga ang lupa so un di honored lahat mg bumili.

To save on interest the shorter the better lalo na ku g kaya ng budget.
