As a rule of thumb, how much would it cost to build a typical 40 sqm house (2 br, 1 cr, 2 floors) This is the typical townhousr design.

Torn between buying a house n lot that's 2.3M VS lot only that would cost 640,000k

If I buy the lot, is 1.6 enough to build a 40 sqm house? Or mas mapapamahal, or sa 1.6 that could squeeze in a few furnitures and appliances pa?
 
@jessiemt Mahal na talaga magpagawa ng bahay ngayon. I personally prefer lot only para ma-monitor or mapa-monitor ko yung structure ng bahay habang bini-build, except siguro kung super trusted mo yung contractor/ developer ng house & lot na bibilhin mo.
 
@jessiemt Why not make it a 3 or 4 bedroom, 2 or 3 t/b, 3 floor house? At least may enough space ka for future addition to the family tapos may personal Cr pa Ang master's bedroom. Di mo kailangan makipag-agawan sa mag-iisang Cr.

But seriously i will still go for a lot. Very important ang tibay ng structural ng bahay. Pag bumili ka house and lot di mo alam tibay nyan. Madalas tinipid
 
@jessiemt Para mi, pangarap ko talaga na lot lang pero ako magpapagawa ng haus. Kasi ang house pwd lean-to lang basta mataas ang ceiling at flood free. Pag open layout mas matipid maski maliit and land area mukha pa din malaki. Ngayon kung creative ka you can use recycled constru things. Hip and chic at hindi baduy na gaya ng gawa ng mga developers
 
@jessiemt For me, lot nalang. I would invest in a lot then build a home. The price of the lot plus the house you built will be selling for a higher price. If for your own usage, then invest it by building a good foundation. You're going to use it, you will suffer the consequences if did not put any quality.
