Condo Story (For those who are planing to own a condo)

again having your own property sa metro manila pero hindi nag gegenerate ng income is nakakasakal para siyang kotse or phone na gastos ka lang ng gastos and wlang bumabalik at all sayo.

(tho natitirhan mo siya)

unlike na rent gagawin mo more on flexible siya.
 
@gtg1031 Hmmm. Yung items 1-6 hindi ba naidiscuss ng agent yan?
  1. The higher the DP the lesser the MA from bank financing and yes may interest naman talaga sila which i think have two kinds of interest. One is fixed interest, second is variable and restructure every two or three years to check if interest will go up or go down.
2.fire insurance is part of owning a real estate. Mapa- condo or bahay ang bibilhin mo. Kumbaga yan ang life insurance mo for your property.
  1. Etong #3 curious ako ano pang iba pang charges bukod sa mga government stamp or transfers. Which is dapat na headsup na rin kayo ni agent.
4.brealty tax. Same goes with bahay. Annual po sya
  1. Kung natry mo tumira sa village or subdivision, may assoc dues naman talaga.
  2. Given na rin po ito and dapat nasabi din ni agent. Usually nasa sample computation yan and nagfafall sa "other fees". Kaya dapat tinatanong or ni eexplain ni agent po yun.
Para sa akin same lang din yang pag iinvest sa condo or bahay. Difference usually is reason mo bakit ka kukuha.

Do you see yourself living in a cramp space but everything is within your reach(convenience and time) or do you see yourself having a small garden where your kids can play but farther from your work or business.

Masakit man isipin pero hindi na bababa ang prices ng mga bahay/condo sa metro manila unless magdecentralize ang mga CBD.

kasalanan ko and all kasi hindi ko tnanong ng tnanong.

ang sabi lang sakin is 200-250k transfer of title d nabring up sakin na may amilyar etc.

pero seller side kasi why would you scare the buyer. its harsh pero the more na wala silang alam themore na mappush mo yung unit.
