    @someone12 The lender puts a charge on your registration of ownership (deeds) in the land registry … another institution would put another charge … if you stopped paying … both would have to take legal proceedings with you and with each other … not pretty … so they won’t do it.

    @emmsmom81 You might have one on 1% and one on 5% … you can only remortgage for 6% … meaning you are far worse off If you can get a lower rate then do it

    @emmsmom81 You could combine them by paying them off with a third mortgage but often they are different %ages and advantageous to keep them as is. Two institutions won’t give mortgages on the same property.

    @thietkenhaxinh When you say 'the flat has set my rate' ... what do you mean ... the flat is a building? Do you have your own meter ... do you go to a shop and top up a key ... or pay online to top it up ... or is there a bill you can look at online.

    @annastasia Are you renting a room in a house with no lock on your own door to your own private space ... or renting a place where you have the front door keys to yourself ... ? TV license would not normally be included in any rent as you might not have a TV ... if you can lock your own door...

    @proudpa2 OK ... expensive mistake ... but you should be able to port ... if they won't allow you to get the top up mortgage then something is wrong with your budget. What is your gross salary and how much are you trying to borrow in total ?

    @bw1 you might want to update your contact address with them and everyone else obviously ... but there are no tax considerations for you ... there might be for your parents regarding council tax though ... but if both are healthy and not students, or both unemployed there probably isn't.
