    @yorkslad Do you need some outside of that for real estate or other big expenses? If you’re in index funds that don’t produce much income the tax hit doesn’t have to be that great (taxed at capital gains rates). Might be worth carving out some.

    @mssonya84 You need to cut lifestyle and burn down your debt. As soon as you can, drop the Tesla and drop to a much cheaper used car. Get rid of the debt and start investing what you can to supplement your teachers pension. There are no simple solutions.

    @matfletch That is pretty impressive though. I’d make sure you do the math on how much vacancy eats your cash flow. At that rent price I’d expect a bit more vacancy and more damage between renters.

    @godsplan That’s what it was thinking too. And at 1000 per month you are going to plan for renters turning over every year or two. The spreadsheet is beautiful. Good luck ever finding a property like that.
