    37 - fully offset my apartment, now what?

    @098nick098 I doubt it’s gained much. I might ask a few agents to appraise it though I question their neutrality.

    @parade_de_satie Fair point.

    37 - fully offset my apartment, now what?

    @parade_de_satie Money isn’t everything, but a person would rather have as much money as they can rather than less than that assuming it doesn’t severely compromise their lives.

    37 - fully offset my apartment, now what?

    @stormsailor How is this any different from just taking money out of the offset to buy another property?

    @bert54 Why Perth and why now?

    37 - fully offset my apartment, now what?

    @scw43 Become a teacher. Stable work and relatively good pay. If that fails you can punch yourself.

    37 - fully offset my apartment, now what?

    @tashatasha Congratulations to you too. Makes sense assuming the prices don’t run away faster than you can save! The number of people saying I received an inheritance on this thread is surprisingly large. I bought the property when I was 32, I had saved up a lot as I’m frugal and don’t go on...

    @chronel I already do two of the three things.

    @sunshinerising88 Completely agree.

    37 - fully offset my apartment, now what?

    @johnbiggs I'm curious about what specifically you mean by poor government policy in this regard. I agree, the current tax system creates a distortion of sorts to incentivise property investing, specifically buying the most expensive PPOR one can afford and just enjoying tax-free capital gains...

    @damon50 Good point.

    37 - fully offset my apartment, now what?

    @johnbiggs I agree - it's easier to diversify in stocks than in properties, because of the high discrete cost per unit of investment (unless one looks at REITS, etc). I just don't want to be kicking myself in a decade or so's time when houses have doubled in value while my apartment has crept up...

    37 - fully offset my apartment, now what?

    @emari Yeh, I bought with a 20% deposit. I've saved very judiciously. I also had about 120k of shares from pre-2018 but sold them to put the funds into the offset.

    37 - fully offset my apartment, now what?

    @jesusismyfirstlove I had shares with I accumulated over the prior years.

    37 - fully offset my apartment, now what?

    @byastian No inheritance. Thankfully my parents are alive and in relatively good health. I’ll get something down the track for sure though.

    37 - fully offset my apartment, now what?

    @esj I'm a little confused by what you mean when you say that PPOR is a negative asset.

    37 - fully offset my apartment, now what?

    @sj123 Because it wouldn’t be my ppor I would be liable for paying cgt on any gains made. That be said, it’s true that the interest payments would be tax deductible. That being said, I’d imagine it would be more tax efficient to be living in the property which is more likely to experience the...

    37 - fully offset my apartment, now what?

    I purchased a 70's brick 2 bedroom apartment back in early 2018. Probably overpaid a bit (paid almost 700k) but it's in a great location in the inner south-east of Melbourne, with only six on the block and it's facing the street at the front. Managed to lock in 1.84% for the past two years...
