A View Inside the Timeline and Economics of the Simultaneous Sale and Purchase of Real Estate

@niccole2011 I did this a while back but I think it cost me about $650 for a month. I had a good bed and office furniture but horrible living/dining room. It was about about $150/week for:
  • 55" flat-screen TV (they weren't as popular as they are now)
  • nice living room table
  • side table
  • 2 stands
  • sofa
  • couch
  • dining room table with chairs
I remember finding a coupon and getting a discount. The paperwork was a huge pain in the butt - apparently some people destroy or steal the furniture - and the delivery wasn't a problem. They came in, delivered everything, put it all together, and left without making a scratch.

When we were done, they came in and took everything without issues.

If you had to do staging as an amateur, look up what you need and rent it. Rent-a-Center is where I went to so that's my reco.

@niccole2011 I can't speak to Rent-A-Center, but one of the real estate agents we spoke to suggested we consider removing all our stuff from our place, and using a professional stager to fill it for photos and showings. We had a 2-bed, 1-bath place, and she said it would cost us between $5-10K for the stager and the items.

@banky Maybe we just didn't have the guts to manage this/the stress but we decided to phase this out by renting a house for a year. So we moved to new rental house, fixed up old house, put on market, and are in the process of selling it. Then we will be looking at our leisure for the next house. Maybe that's a poor PF choice but it was what we felt we could manage. No idea how you managed that crazy dance. Congrats and thanks for the writeup!

@binbina That's a great solution, too. In fact, my wife and I spent a lot of time talking about doing this ourselves. We gave ourselves a three week window after accepting an offer on our old place to enter into a purchase agreement. If we couldn't, we would have moved into a rental house, then purchased at our leisure.
